The space has good natural light and an open feel that makes the one bedroom layout comfortable rather than cramped. The kitchen is fully equipped and meant to be used. Stove, oven, microwave, full size refrigerator and freezer, dishwasher, coffee maker, toaster, electric kettle, Brita filter, a full set of cookware, utensils, a cutting board, plates, bowls, glasses, mugs, and silverware. The counters are clean and easy to work on and there is a deep stainless steel sink. Dining table with seating for four. The bedroom has a queen bed with fresh linens and pillows, a 40 inch Roku Smart TV, and a wardrobe with hanging space and room for your bags. The layout gives the bedroom a separated, private feel even in a one bedroom floor plan. The bathroom has a bathtub and shower combo with clean towels and toiletries provided. Central air conditioning and high speed Wi-Fi are included. There is a full size washer and dryer in the unit and we provide laundry detergent, dish soap, trash bags, and paper products. You will not need to make a supply run before settling in. The community amenities include a saltwater pool open year round from 10 AM to 6 PM, a 24/7 fitness center with a treadmill, stationary bike, free weights, and yoga mats, a game room with billiards, an outdoor BBQ and picnic area, a clubhouse, a business center with a computer and printer, a children's playground, and a dog park with a pet washing station. This unit is pet friendly. Up to 3 dogs/cats are welcome at $100 per pet for the duration of the stay. Please add your pet to your reservation when booking. Drive times from the property: 2 to 3 minutes to Andretti Thrill Park, 5 to 10 minutes to Melbourne Beach, 15 to 20 minutes to the USSSA Space Coast Complex, 10 to 15 minutes to grocery and retail shopping, and 20 to 30 minutes to Cape Canaveral and Kennedy Space Center.

Smoking, vaping, and the use of any tobacco or nicotine products is prohibited inside the unit and anywhere on the community grounds. There are no designated smoking areas. A $1,000 fine will be charged for any violation. DRUG POLICY Illegal drugs and controlled substances are not permitted inside the unit or anywhere on the property grounds. A $1,000 fine will be charged for any violation and the reservation will be terminated immediately with no refund. PARTY AND EVENT POLICY No parties, gatherings, or events of any kind. This is a residential community and we are required to maintain a quiet, respectful environment for all neighbors and residents. QUIET HOURS Quiet hours are from 11:00 PM to 8:00 AM. During these hours please keep all noise, music, and television at a level that cannot be heard outside the unit. GUEST LIMIT Only guests named on the reservation are permitted in the unit. Unauthorized visitors are not allowed at any time. The maximum occupancy for this unit is 5 guests. A $1,000 fine will be charged if unauthorized guests are found on the premises. PET POLICY We welcome well behaved pets with a maximum of 3 pets per stay. The pet fee is $100 per pet for the duration of the stay. Please add your pet to your reservation when booking. Pets must be supervised at all times and are not allowed on furniture or beds. You are responsible for cleaning up after your pet both inside the unit and on the community grounds. Any damage caused by pets will be charged to the guest. CHECK IN AND CHECK OUT Check in is at 3:00 PM. Check out is at 11:00 AM. Early check in as early as 12:00 PM and late check out until 1:00 PM may be available depending on the schedule. Each is $50 and must be requested and confirmed in advance. These are available for your convenience if your group needs extra sleeping space. PARKING Free parking is available on site. Please park only in designated visitor and resident spaces. Do not block other vehicles, fire lanes, or accessible spaces. Vehicles parked in violation may be towed at the owner's expense. DAMAGES AND LIABILITY Guests are responsible for any damage to the unit, its contents, or community property caused during their stay. Please report any pre existing damage upon arrival so it is not attributed to you. Intentional damage or negligence will be charged through the Airbnb Resolution Center. GENERAL EXPECTATIONS Please treat the unit, the furniture, and the community amenities with care. Report any damage or maintenance issues to us immediately so we can address them during your stay. BEACHES Melbourne Beach and Indialantic Beach are both roughly 10 minutes east by car. These are public beaches with free access, open sand, and good conditions for swimming, surfing, and fishing. They are not within walking distance of the property. OUTDOORS Wickham Park is about 10 minutes away and has hiking and biking trails, picnic pavilions, archery, disc golf, and a lake. The Indian River Lagoon is nearby and popular for kayaking, paddleboarding, and wildlife viewing. Manatee sightings are common in the cooler months. FOOD AND DINING Downtown Melbourne has a walkable strip of restaurants, breweries, and cafes along East New Haven Avenue, roughly 10 minutes from the property. Options range from casual seafood to sushi to barbecue to brunch spots. There are also chain restaurants and fast food within 5 minutes in every direction. GROCERIES AND ESSENTIALS Publix, Walmart, and Costco are all within 10 to 15 minutes. There is also a CVS and Walgreens nearby for anything you might forget. SPACE COAST ATTRACTIONS Kennedy Space Center is about 25 to 30 minutes north. SpaceX and NASA launches are visible from many spots in the area depending on the trajectory. Andretti Thrill Park is 2 to 3 minutes from the property and has go karts, arcade games, and laser tag. SPORTS AND EVENTS The USSSA Space Coast Complex is 15 to 20 minutes away and hosts baseball, softball, and soccer tournaments year round, especially heavy from March through June. If you are in town for a tournament this is one of the closest lodging options. FAMILY ACTIVITIES Brevard Zoo is about 15 minutes away and is one of the more interactive zoos in Florida with kayaking through animal exhibits, a treetop trek, and a splash pad for kids. ARTS AND CULTURE The Foosaner Art Museum and the Historic Rossetter House are both in the downtown Melbourne area. The Melbourne Arts Festival and the Melbourne Seafood Festival are popular annual events. GETTING AROUND A car is necessary. There is no practical public transit to the beach or major attractions from this location. Uber and Lyft are available in the area. Orlando International Airport is about one hour west.
